Expertise

Six disciplines, one standard of precision.

Each service described here explains what it is for, what you receive and what we need from you. The work is carried out by the Ellipsoide team and signed by Ali Oufrid, surveying engineer registered on the roll of the ONIGT.

First of all

A precise legal framework.

In Morocco, the profession of surveying engineer (ingénieur géomètre-topographe) is regulated by Law No. 30-93. Plans and documents intended for the land registry and the cadastre — land registration files, boundary marking, plot divisions, co-ownership plans — must be prepared by a surveying engineer registered on the roll of the National Order (ONIGT).

This signature commits the engineer's personal liability. It is what guarantees that the plans you submit will be admissible, and that the boundaries they describe can be found again on the ground.

You can check Ali Oufrid's registration on the [official roll of the Order](https://onigt.org/onigt-tableau.php) (search by name: “OUFRID”).

Our services

Our expertise in detail.

If your need is not listed here, describe it to us: we will tell you honestly whether it falls within our profession.

01 · Surveying

Surveying and spot-height plans

The foundation of every project: an accurate representation of the land, its relief and what stands on it, tied to Morocco's official coordinate system.

  • Topographic plans and spot-height plans (altimetry and planimetry)
  • Levelling and earthwork volume calculations
  • Longitudinal and cross sections
  • Setting-out of buildings and structures from the architect's plans
  • As-built surveys after works
  • Deliverables: signed plans (PDF), CAD files (DWG/DXF), point coordinates
02 · Land tenure

Land tenure and cadastre

Work that affects your rights over a plot of land and is submitted to the land registry and the cadastre service (ANCFCC).

  • Technical files for land registration (registration application)
  • Boundary marking and reinstatement of missing boundary markers
  • Plot division and splitting of land titles
  • Technical files for subdivisions (splitting of titles)
  • Co-ownership plans for issuing titles per apartment
  • Updating land titles after construction or alteration
  • Checking actual boundaries against the title plan
03 · Geodesy

Geodesy and GNSS

The original profession of our managing director, former head of the geodetic networks office: setting and measuring the reference points on which all other work relies.

  • Control point and framework networks for major projects
  • Precision traverses
  • GNSS observations and connection to the Moroccan Lambert system
  • Monumentation of geodetic markers
  • Checking and densification of existing networks
04 · Roads & utilities

Roads, utilities and infrastructure

The topographic data that engineering consultancies, contractors and project owners need for roads and utility networks.

  • Surveys of road corridors and networks
  • Sections for sewerage and hydraulic works
  • Survey of existing structures (manholes, bridges and culverts)
  • Survey monitoring on site and setting-out of alignments
  • As-built surveys of completed networks
05 · Buildings

Building surveys

Faithful plans of existing buildings, to renovate, sell, divide or regularise a property.

  • Existing-condition plans (floor plans, elevations, sections)
  • Laser scanner surveys for complex or heritage buildings
  • Floor area calculations
  • Division plans for sale and conversion to co-ownership
06 · Mapping

Mapping and GIS

Turning measurements into usable information: maps, databases and georeferenced documents.

  • Thematic maps and general plans
  • Geographic databases (GIS)
  • Georeferencing of old plans and scanned documents
  • Orthophotos and terrain models by drone, when the project warrants it

Our equipment

The right instrument for every measurement.

We choose the method according to the required precision, the area and access to the site — not the other way round. Most assignments are carried out with GNSS and total stations; the laser scanner and the drone are reserved for cases where they bring a real benefit.

  • GNSS and GPS receivers for positioning and large areas
  • Total stations for detail surveys and setting-out
  • Laser scanners for buildings and complex structures
  • Drone, when the extent or access of the site warrants it
  • Computations, checks and drafting carried out at the office in Fez
