Land area: hectares, ares, centiares and m².
Type an area the way it appears on your land title, plan or deed: « 1 ha 25 a 40 ca », « 12,540 m² », « 1.254 ha » or « 1 هكتار 25 آر 40 سنتيار ». The tool instantly gives the equivalent in m², the land-registry notation and other units, and compares two areas. Everything is calculated in your browser: nothing is sent.
Convert an area
In hectares, ares and centiares (1 ha 25 a 40 ca, 1ha25a40ca), in m², decimal hectares, km², square feet or acres; in English, French or Arabic, with Latin or Arabic digits. A number on its own is read as m².
Examples to try:
Compare two areas
For example the area in the deed and the area on the plan, or the area on the title and that of a recent survey. Both fields accept the same notations.
The percentage difference is calculated relative to this value.
For example 1 ha 24 a 80 ca or 12480 m².
Your entries are kept in this browser only; nothing is sent.
The units
Hectare, are, centiare: reading a land area.
Moroccan land titles and property plans often express the area in three parts: hectares (ha), ares (a) and centiares (ca). A centiare is 1 m², an are 100 m², a hectare 100 ares, i.e. 10,000 m². « 1 ha 25 a 40 ca » therefore reads 10,000 + 2,500 + 40 = 12,540 m².
It is the number of m² split into pairs of digits from the right: 1 | 25 | 40. Ares and centiares therefore run from 00 to 99; any decimals are added to the centiares (40.5 ca = 40.5 m²).
Watch out for decimal hectares: 1.5 ha is 1 ha 50 a (15,000 m²), not 1 ha 5 a; 1.05 ha is 1 ha 05 a (10,500 m²).
- 1 ca = 1 m²
- 1 a = 100 ca = 100 m²
- 1 ha = 100 a = 10,000 m²
- 1 km² = 100 ha = 1,000,000 m²
Square feet (0.3048 m × 0.3048 m = 0.09290304 m²) and acres (43,560 square feet = 4,046.8564224 m²) are given for information only, to read an advertisement or a foreign document.
Title, plan, certificate
Where does the area appear?
On the land title: it contains the description of the land (boundaries, neighbours, nature, area), the identity of the owner and the existing real rights; the plan remains attached to it (article 52 of the dahir of 12 August 1913). See the guide to land registration.
On the property plan, the « title plan »: it shows the boundaries and area of the property, as well as the particulars noted during the boundary survey or the topographic survey (decree no. 2-13-18, article 4). For titled land, it is the reference. See cadastral and property plans.
On the certificate of ownership: the description of the property generally includes its composition and area, as registered or updated; it does not prove the current state of the land. See the certificate of ownership.
In a land registration application, the description of the land includes its area (article 13). In a melkia or an old deed, the area written down may differ from the measured area: for untitled land, only a recent measurement is informative. See melkia or land title.
For a title or a registration application, the ANCFCC offers online a document relating to the area, the « calcul de contenance », prepared by the cadastre department: see the ANCFCC online services.
Deed and plan
When two documents do not give the same area.
The tool's comparator gives the difference in m², in land-registry notation and as a percentage of the reference area (the one in the deed or title). It does not say which of the two documents is right.
For titled land, the reference is the property plan; for untitled land, only a recent measurement is informative (see common pitfalls). A difference in area between the certificate, the deed and reality must be cleared up before signing, with the person drafting the deed and, for the area or boundaries, a surveying engineer (see the certificate of ownership).
To find the actual area from the coordinates of the boundary markers, use the Land area tool.
Frequently asked questions
Land area: common questions.
How many m² is 1 ha 25 a 40 ca?
12,540 m²: 1 hectare (10,000 m²) + 25 ares (2,500 m²) + 40 centiares (40 m²). Conversely, to write 12,540 m² in ha, a and ca, split the number into pairs of digits from the right: 1 | 25 | 40.
Is 1.5 ha the same as 1 ha 5 a?
No. 1.5 ha = 1.5 × 10,000 = 15,000 m², i.e. 1 ha 50 a 00 ca. 1 ha 5 a is written 1.05 ha (10,500 m²). This is the most common mix-up: the tool shows both notations to clear it up.
What does « ca » mean?
Centiare: one hundredth of an are, i.e. exactly 1 m². On a title or plan, the centiares are the last two digits of the area in m², possibly followed by decimals.
Why is the area in my deed not the same as on the plan?
Differences are common: rounded area, old measurement, poorly marked boundaries, copying error. For titled land, the reference is the property plan attached to the title. If the difference matters for a purchase, a division or a project, have the land measured by a surveying engineer.
Does this tool replace the ANCFCC « calcul de contenance »?
No. It converts units from what you type; it consults no register and measures nothing. The ANCFCC « calcul de contenance » service issues, for a title or a registration application, a document prepared by the cadastre department.
Are square feet and acres exact?
The factors are: the international foot is exactly 0.3048 m, so 1 square foot = 0.09290304 m², and 1 acre = 43,560 square feet = 4,046.8564224 m². Results are rounded on display (≈ sign) and given for information only.
Can I type in Arabic?
Yes: « 1 هكتار 25 آر 40 سنتيار », « 1 هكتار و25 آرا و40 سنتيارا », « ١٢٥٤٠ م² » or « ١٫٢٥٤ هكتار » are understood, with Latin or Arabic-Indic digits.
